Holiday Rentals



In recent times, it has become something similar to a trend, there is a great demand for advice on management of tourist rentals.

The reason is fundamentally that both parties involved see a benefit. The owners can make the most of their home by putting it on the “tourist market”; and renters see a cheaper way and a more open and different option to spend their holidays.

But we must be clear about what a tourist rental is and the difference with other types of rental that can also be offered in seasons for tourist use.

Although the occupancy of properties dedicated to holiday and tourist rental is variable, many studies point out that it has a  higher profitability compared to traditional long-term leasing, especially in the area of the Marina Alta.

In terms of costs, it should be taken into account that in the case of long-term residential rentals, the costs that can be determined such as utility bills (electricity, water, gas, WIFI, etc. ) are usually paid by the tenant, whereas in the case of tourist and holiday rentals, these costs are paid by the lessor together with those of rental management (check in, check out and cleaning).

What is the difference between a seasonal lease and a tourist lease?

Seasonal leasing, regulated by the Ley de Arrendamientos Urbanos, is aimed at satisfying the leasing of  properties by seasons, whether this be summer or any other period.

With regard to the rentals for tourist use, the social reality that many homes are being used for tourist purposes has led the Autonomous Communities to determine in their local  regulations the use of such accommodation by establishing a series of requirements.

The difference between the two is that the Ley de Arrendamientos Urbanos excludes from its application the homes marketed or promoted in tourist offer channels such as booking or Airbnb, so if your home is going to be offered through these channels you must register it as a tourist apartment.

Of course, the convenience of one type of rental or another depends on the wishes and needs of the owner, but it should be made clear that the documentation necessary to obtain the appropriate licenses and permits should be  organized and presented before the the appropriate body Carrying out any legal business implies complying with the established legislation.
