What will we do for you?
-We will check that the property has a real compliance with the law, that is, that what you see is also reflected in a document
– Whether the property is registered in the relevant registers
-Whether the property does not have an urban planning violation
– Whether all the documents necessary for a property are existent
-whether there are any debts that encumber the property
When all this is clear and proven, the following steps are taken:
– Contracts are drawn up that are necessary for the purchase
-We coordinate with the seller and also with the real estate agency if there is one involved in the transaction.
-We check that all payments are made according to Spanish law to avoid legal and tax problems for you.
– In the event that the seller needs to provide or sign additional documentation, we will take care of checking that this is done legally
– We organize the necessary POA to represent you in the purchase and sale, if you want us to do so
-We will sign in front of a notary or accompany you to the notary if you want to sign personally
– We take care of the payment of the taxes related to the purchase, as well as the payment of the notary fees and the land registry fees
– We present the deed to the Land Registry until it is fully registered and we get the document back.
-We take care of all registrations, including supply contracts
-In case the house needs to be renovated or any kind of work needs to be done, whether small or large, we will also take care of all the related administration
