The urban situation of a property. An important question
When we are entrusted with a matter and we examine the documentation of the property, we prepare a private urban planning report and carry out the corresponding checks in the Land Registry, in the Cadastre and in the Town Hall where the property is located and of course we ask for Urban Reports and check that there are no urban infractions committed by illegalities carried out by previous owners. This is of utmost importance.
Sometimes we find unpleasant surprises.
Land not suitable for building, or not for building what is desired or not suitable for the use they wanted to give to the building.
Houses with buildings or extensions carried out illegally, or lack of legal requirements.
Obligations to transfer land to the City Councils…
